High value projects achieve the optimum balance of valid client priorities relative to image, efficiency, productivity, capital cost, operating cost, financing, taxation, market value and schedule.  Of course, the trick is achieving the right “balance of compromises” tailored to the client’s unique project needs.

Most design-build teams are “contractor led”, where a construction company assembles and leads the project team, often employing different outside design teams on a project-by-project basis.  This method can result in a disproportionate emphasis on the traditional contractor priorities of low capital cost and compressed project delivery. 

To the contractor, the design is a means to an end.  That end is the construction documents that enable the contractor to carry out the construction process.  The design team creates the project scope, the contractor implements it.  One is a creative endeavor the other is process oriented.

The Arctecon Design-led, Design-build approach places emphasis on the knowledge appropriate to each phase of a project while benefiting from the expertise of our fully integrated team throughout.  KSBA leads the team during planning and design, relying on CMI’s cost and schedule input to develop multiple design and performance options from which the client chooses those that best comply with project mission, goals and objectives.  Leadership then transitions to the construction team to implement the approved scope of work.  And presto!  You’ve got yourself a building.
 

TEAM INTEGRATION

The core team of CMI, KSBA Architects, and The Sextant Group provides and manages all services necessary for Arctecon projects.  This team has worked together in various team configurations for several years and brings to Arctecon an understanding of the value and expertise each firm contributes to every project.

We understand that the actions of each team member have impact on the entire team and perform our services in a manner that allows constant oversight of all work by all team members.  By clearly defining project parameters and team responsibilities, keeping all parties involved and communicating issues frequently and thoroughly, the Arctecon team can achieve better results -  faster.
